That’s because less unemployment, higher salaries, and rising home values are leading many homeowners to pimp out their homes, or at least fix them up a bit before putting them on the market. Renovations are also popular among new homeowners who want to customize their new pads.

What are homeowners spending money on?
Kitchen and bath remodels still top the list of most popular home improvements.


Spending may be back, but many homeowners still aren’t throwing money around with quite the abandon they did before the recession. In 2015, discretionary spending made up just a third of all home improvements—compared to more than 40% in 2007.

The most common work done wasn’t exactly glamorous—necessary improvements such as replacing systems that keep a home humming along, like plumbing, electrical, and HVAC, took the lead, according to the report. This was followed by necessary upkeep on home exteriors, like roofing, siding, windows, and doors; interiors, like carpeting, flooring, and insulation; and improvements to lots and yards, such as fixing fences.

Meanwhile, the most popular discretionary home improvements were bath remodels followed by kitchen remodels. Next up were outdoor living additions, like porches, decks, patios, terraces, garages, and carports, and then room additions.

Baby boomers are leading the charge, with those 55 and up making up about 52% of the home improvement spending in 2015. That’s because many of them want to stay in their homes as long as possible, and they’re willing to spend some serious moolah to do that. These are people that need to be most cautious when hiring people that are construction professionals and look to make a fast buck on sizeanle projects with no plans on finishing the way projects should be finished

“Home automation is the emerging market that’s really starting to take off,” Will says. “As the technology has improved, the price has come down.”


Who’s spending the most—and least—on home improvements?

It shouldn’t come as a surprise that those under 35 spent the least on improvements—likely because they don’t have the higher incomes and equity built up in their homes, if, in fact, they own one at all.

For example, homeowners younger than 35 spent an average $8,702 on their individuals projects in 2015. Those in the 35–44 age range spent $10,294, while the 45–54 age range plunked down $10,553. Homeowners in the 55–64 age range spent an average of $11,207, and those 65 and up spent $9,058.

Those in their mid-30s to mid-50s spent the most, because they’re the most likely to have families. No one ever said kids come cheap!

In the coming years, minorities are expected to spend more as well, according to the report. Their spending rose from 12% of the market share in 1995 to 19% in 2015. And that’s expected to grow by 40% to $60 billion by 2025.

White homeowners are still expected to pay for the lion’s share of improvements, making up about two-thirds of the spending through 2025, according to the report. However, Hispanics are predicted to be about 18% of those seeking home improvements, followed by about 10% of Asians and 7% of blacks.

The report doesn’t take into account recent changes to immigration policies that could affect the industry.

The future of remodeling is bright, but slower

Despite the surge in home renovations (new bathrooms! new kitchens! new patios!), remodeling spending is expected to grow by just 2% annually through 2025, according to the report. That’s a little lower than the 2.5% each year that homeowners paid from 1995 to 2015.

Blame the anticipated slowdown on rising home prices and mortgage interest rates and not enough properties on the market to meet demand. That means fewer millennials will become homeowners. And if they don’t own homes, they can’t remodel them.

There are simple things any property owner can do which can boost the appeal of your property.

 

While these simple tips may not add tens of thousands of dollars to your property’s value, without doing them, you may not be able to realize the full potential value of your property. These hints can be done without taking out a loan it's easy as calling North Shore Contractor Management. Although they are low cost, they can make a huge difference in the way your property shows.

  • Clean-Making sure your property is clean will have an immediate return on the value of your property. This includes both the outside and the inside. Garbage, dirt, and strange odors are not attractive features.
  • Paint- You will be amazed by the difference a fresh coat of paint can make. It can revive and brighten a tired space. Neutral colors are universally appealing.

Major Renovations are a planned process that throws more curve balls than Dwight Gooden of the 86' Mets. Do Not Go Into this Alone. What should cost you 10-20 thousand can cost double with bad choices and untrained professionals doing the work.

  • Update a Kitchen or Bath- This includes changing a portion of the room, but not an entire gut renovation. It could be changing the flooring or changing countertops. In the bathroom, you could switch out a toilet, sink or bathtub. In a kitchen, it could include buying new appliances.
  • Gut Renovate a Kitchen or Bath- This would be a complete overhaul of the room. It can involve adding new cabinets, new countertops, new flooring, new lighting fixtures, new appliances, new sinks, new faucets, new cabinet handles, new tub, new shower, new toilet or even changing the layout of the room.
  • Update Siding- There are many options for home siding and the best type will often depend on the climate and area where your property is located. It is an update that will improve the aesthetic look of your property and can help lower your utility bills.
  • Another major carpentry improvement is to create a More Functional Layout/Modernize Floor Plan- For example, it could be taking down a wall between a kitchen and living room. It could be rearranging a kitchen to create more usable space. It could be adding a bathroom to the master bedroom to create a suite. It could also be swapping the location of two rooms, such as an office and a dining room to create a better flow in the home. It could also be taking space away from one room to add it to another room, for example, taking some space from an oversized living room to create a pantry for the kitchen. 
  • Add More Square Footage- This does not only mean adding an addition to the property. It could also mean finishing an unfinished attic or a basement to add more living space to the property. It could also mean transforming an attached garage into additional living space, or if your thinking Sunroom we have the guy for you! 
  • Gut Renovate a Property- Completely redoing a property by ripping it down to its studs and building it back up with a more modern design and materials can increase the value of a property, as long as you are able to sell the property for more than you owe on the property along with renovation and holding costs.

Do Not Over-Improve

While you want to improve your property and increase the value, you also want to be cautious so that you do not over-improve your property. You don’t want to spend an amount of money on a renovation where you will not see a return on your investment. For example, putting high-end Viking appliances in a home in a middle-class neighborhood would be an over-improvement.

Before you renovate, do some research on your area to find out how much the property will be worth after the renovations, otherwise known as the After-Repair-Value or ARV. Once you properly gauge this new value, you can deduct the price you paid for the home and what you are left with is the maximum price you should spend for the renovation and any soft costs such as financing charges, closing costs, and holding costs if the property will sit vacant while the renovations occur.

A new kitchen appliance aims to turn food waste into "black gold" with the touch of a button. As Curbed reports, the Zera Food Recycler is an automated composter that, according to its designers, can turn food scraps into fresh fertilizer in just 24 hours.
Traditionally, the composting process takes weeks—if not months—to complete as microorganisms turn organic material into rich fertilizer (what gardeners call "black gold"). It’s also a somewhat taxing activity because in order to provide oxygen to the microorganisms responsible for the decomposition, you have to mix the pile regularly.

By contrast, Zera is completely hands-free. The trash can-sized bin chops up food scraps, heats them up, and churns the mixture up with a special additive made from coconut fibers and baking soda designed to speed up the process. (Composting requires a certain amount of “brown” material like dry leaves, hay, or sawdust to provide carbon.)
The appliance, invented at Whirlpool’s WLabs and launched at CES this year, can also take in food that traditional compost operations cannot. It will break down meat and dairy, unlike your average community garden compost pile.
A prototype Zera was built in July, and production of the final design is set to begin in March. The $999 units (available for pre-order on Indiegogo) are due out in summer 2017.

Recently a relative wanted to redo her Brooklyn apartment and decided to ask me to help layout the space and check out different materials to make it look bigger

One of the biggest challenges of living in a tiny apartment is having a tiny kitchen, Sarah wanted to create her dream kitchen from what was originally a less than dreamy space. Although square footage was limited, lots of smart ideas resulted in a kitchen that's colorful, beautiful, and has the functionality of a kitchen many times its size.

 

The apartment's original kitchen had a smallish refrigerator, a tiny stove, and not much storage space at all. The upper cabinets stopped a few feet below the ceiling, and an earlier attempt at open shelving gave the kitchen a distinctly unfinished look. Unsure of which direction to go, Kelly turned to North Shore Contractor Management and wehelped her to create a much brighter, more functional kitchen, all within the confines of her small space.

 

NSCM and Sarah made the decision to take the cabinets all the way to the ceiling, which makes for extra storage and gives the kitchen a more finished look. The middle cabinet, with its glass doors, provides a little space to display treasured items (she travels a lot and is a fencing coach) while still leaving plenty of cabinet space for tucking things away.

 

Together we identified the bar top as another place where the kitchen could grow. Previously it was just a wall topped with a counter, but post-renovation it has a whole bank of cabinets underneath, including a host of drawers. (The previous kitchen, you'll notice, had only a single sad drawer.) Widening the bar also allows for a little extra counter space. The butcherblock top provides a beautiful contrast to the marble counters in the rest of the kitchen, and adds a bit of warmth. It came out beautiful and multi use functional. 

 

As part of the renovation, the refrigerator was moved to an opposite wall, which freed up even more counter space and also a spot for a dishwasher (a real luxury in a New York apartment). A new wall of full-height cabinets surrounding the fridge provides even more storage.

 

As for finishes, the old, worn cabinets have been replaced with new IKEA ones — dove grey on the bottom and white on top - this was a simple area to save money without giving up that sheak look. The dark tiles in the kitchen were replaced with patterned white tiles, which help to brighten up the space and makes the space look bigger, and the hand-glazed ceramic tiles on the backsplash add a beautiful touch of color to the kitchen

Super Proud of this renovation and working with Sarah was a great. So when you LONG ISLANDERS want to finish your basement or make an apartment, don't think that small spaces can't be transformed into functional and beautiful mini homes.

As millennials are entering the work force, as our children are getting more independent or our small ones are getting in elementary school we need flexibility in our homes for places to work.

 

 

In the world we live in "side hustles" are common and kids school work doesn't go away. 

Whether you are an entrepreneur launching a business from home, a parent working part time, or a full-time remote employee, along with a place you can keep an eye on your child or teen you need to create an appropriate home office/ work space to increase productivity.

How do you create the perfect work space that will facilitate concentration and hard work?

1. Figure Out What Works for You

The beauty of working from home is that you get to create your own personal work space and a routine that is suited to your needs, style, and schedule. But before you begin revamping your home office, ask yourself this question:

What type of environment works for me? 

Often I'm told I'm a construction life coach, helping you draw out the answers to questions - that call is the cheapest thing you can do. 631-838-4362 for me to show up and measure and sketch your ideas on paper. 

You know yourself better than anyone else, so it only makes sense to design an office space that works for YOU. When decorating, determine if you’d like to use a standing desk or prefer to work from the kitchen table. Decide if you’d like to position your desk to face the window’s open views or if you’d rather face the wall and avoid outside distractions. Consider whether you work better while listening to music or if ambient noise is a better fit. Ask yourself what increases your productivity and energy and design your space according to those needs.

 

2. Create an Action Plan for Distractions

While working from home has many perks, it’s often easy to get sidetracked. Create an action plan to deal with distractions and stay organized when working from home. Set boundaries and let people know your dedicated office hours. Additionally, consider establishing cues for your roommate, spouse, or other family members. Maybe a closed door means “do not disturb” or certain hours are quiet hours in the home, on the other hand you always want to spend time with your children, you would rather not have him or her in their room with the door closed and wondering what are they up to? Face to face family time is what makes a family tight and makes children become better adults Whatever your plan is, communicate it to others to make your home office the perfect working space.

 

 

3. Paint the Walls a Color You Love

OK - this is where I usually come in. Sometimes people want something special in this local. Waynescoating, chalkboard paint, stripes or just an accent color is an easy and effective way to boost your mood and productivity, as well as stating this is your space.

Who doesn't love a good renovation project, I know that money put into a reno isn’t a 1:1 investment in your home’s future price tag. Every year, researchers and realtors study the most popular home improvement projects, polling contractors and realtors to find out which renovations produce the greatest impact on a home’s market value.
According to this year’s report shows that, homeowners can, on average, get back 64 percent of the money they put into a renovation. That's not to bad....

But which projects have the best return on investment? 

The clear winner was installing fiberglass insulation in the attic. Not the new kitchen or man den that makes friends and family say WOW but with a job cost of roughly $1,343 and an ROI of 107.7 percent, adding attic insulation isn’t the most glamorous upgrade, but a no-brainer if you want to make improvements that will recoup their own cost. Other projects with a high ROI include replacing the entry door with a new steel model (90.7 percent ROI) and installing manufactured stone veneer (89.4 percent ROI).

PANCAKES!!!! - CONSTRUCTION GUYS CAN BUILD BREAKFAST

Relationship-ending "are you a pancake or waffle person" debates notwithstanding, it's fair to say people love a good pancake. In fact, this guy loves pancakes so much he ate 113 of them in eight minutes. And while you probably won't beat that record, we do think Twisted'scinnamon swirl pancakes might tempt you to try. Watch the video to see how it's done, and remember: points for presentation.  

CINNAMON SWIRL PANCAKES 

INGREDIENTS:

  • 3 tablespoons butter, melted 
  • ⅓ cup soft light brown sugar 
  • ½ tablespoon ground cinnamon 
  • 2 tablespoons butter, softened 
  • 4 tablespoons cream cheese 
  • ¾ cup icing sugar 
  • 1 teaspoon vanilla extract 
  • 1 cup plain flour 
  • 2 teaspoons baking powder 
  • 1 cup milk 
  • 1 egg 
  • 1 teaspoon vegetable oil, plus additional for pan frying 

DIRECTIONS:

  • To make the cinnamon filling, combine the butter, brown sugar, and cinnamon in a small bowl. Stir vigorously until well-combined, and pour the mixture into a pastry piping bag. Set aside.
  • To make the cream cheese glaze, combine the butter, cream cheese, icing sugar, and vanilla extract in a small bowl and mix until smooth. Set aside.
  • To make the pancake batter, place all of the dry ingredients in a large mixing bowl. Carefully add the milk, egg, and vegetable oil. Whisk together until smooth.
  • Heat some additional oil in a frying pan, and carefully add the pancake batter using a ladle. Take your piping bag of cinnamon filling, and squeeze a spiral over the batter.
  • Once bubbles begin to form on the surface of the pancake, flip it over using a spatula. Cook for a few more minutes until cooked through as desired. Repeat with the remaining batter and cinnamon filling.
  • Stack the pancakes on a serving plate. Drizzle generously with the cream cheese glaze, and serve.
